We do recommend that you take out separate holiday cancellation insurance in order to protect yourself in the event that you need to cancel at short notice.

If for any circumstances beyond our control we have to cancel your booking, i.e. fire damage or irrepairable utility supplies, then you will receive a full refund.

3.  Changes in Date :   If a request is submitted more than three months before the date of the booking, and provided the property is available, then we will consider a change in date.

4.  Period of Hire:  Rentals commence at 4pm on the day of arrival.  Please vacate the property by 10.30 a.m. in order to allow our housekeepers to prepare the house for the next guests.

5.  Security:  The client is responsible for the security of the property and its contents during occupation.  Baggage and personal effects are at all times the client's own risk.

6.  Damage:  The client is responsible for leaving the property, all furniture and effects in good order and condition.  Any damage to the contents should be reported immediately in order to allow for rectification as soon as possible.  If costs are incurred to rectify the spillage of red wine and other stains to the carpets within the house, then this may be taken from your security deposit.

7.  Care:  The client shall take all reasonable and proper care of the property.  The client is responsible for the clearing and cleaning of the house, and it must be left in a clean and tidy condition at the end of the letting period.  Lighting fires or burning rubbish on the property is not permitted.  Smoking is not permitted in any part of the house.  We regret that pets are not allowed at the property.

8.  Persons Using the Property:  The number of persons occupying the property must not exceed the number allocated in the bedrooms.  Any subletting is not permitted.  Caravans, tents or additional accommodation may not be used on the premises or grounds.

9.  Safety :  All the windows in the house are fitted with safety ventilation catches in order that they do not slide open more than six inches.  If any guest disables the catch to open the window fully, then it is done at your own risk with no liability on our part if an accident arises.  If the catch is disabled, please ensure that it is re-enabled before the premises is vacated at the end of your stay.

The childrens climbing tower in the garden is fitted with safety matting.  However, it is the clients responsibility to ensure that children are fully supervised when using any of the play equipment.

10.  Linen/Towels:  Ample bed linen and bathroom towels are provided for your stay.  Please however bring your own beach towels and do not use bathroom towels at the beach.

11.  Noise:  We will fully appreciate that there will be noise within the house, especially when fully occupied.  However, in order to respect our neighbours, we would ask that noise  is reduced in the garden after 9pm.  Fireworks are not permitted at any time in the gardens.  Due to the close proximity of neighbours, The Beach House is not suitable for any type of party wishing to have very loud music.  As we wish to keep to a family environment, stag and hen parties are not accepted.

12.  Complaints:  In the event that there should be any cause for complaint during the occupancy of the premises, then please notify a representative of Beach House Properties as soon as possible.  Any serious problem must be confirmed in writing no later than 7 days after your stay.
